A tea-coloured ring on a ceiling is one of the most common calls we get, and the sequence you follow in the first hour matters more than who you eventually hire.
1. Work out whether it is active
Press gently on the centre of the stain with a gloved finger. If it is soft, spongy, or the paint bulges, there is water in there now and it needs attention today — saturated drywall gets heavy and can come down in a sheet. If it is firm and dry, you likely have a past event, which is far less urgent but still needs the source identified.
2. Find what is directly above it
Go up one floor, or into the attic, and stand over the stain. In practice it is nearly always one of five things:
- A bathroom above — wax ring, shower pan, or a supply line at the toilet or vanity. The most common cause in two-storey homes in Danville, San Ramon and Concord.
- The roof — especially after the first real storms. Water travels along framing, so the stain can be metres from the actual entry point.
- An HVAC unit or condensate line — attic air handlers drip quietly for months.
- A water heater — often in an upstairs closet in newer homes.
- The unit above yours — in condos, townhomes and Rossmoor manors, the source is frequently not yours at all.
3. Photograph it before anything is touched
If insurance, an HOA or a neighbouring owner is going to be involved, the photos you take now are the evidence. Wide shot for context, close-up of the stain, and a shot of whatever is above. Note the date. This takes two minutes and occasionally saves thousands.
4. Stop the water before anyone repairs anything
This is the step people skip. A drywall contractor who closes up a ceiling while the source is still leaking has sold you a repair with an expiry date — and hidden the evidence of the ongoing problem behind fresh paint. Plumbing leak, plumber. Roof leak, roofer. HVAC, HVAC tech. Then us.
5. Let it dry properly
Drywall wicks moisture well beyond the visible stain, and wet insulation above holds water long after the board feels dry. The affected material comes out, the cavity gets opened and dried — with equipment if necessary — and it stays open until a meter says it is dry. Closing a damp cavity is how you get mould inside a wall you just paid to repair.
Why painting over it fails
Water stains are water-soluble tannins and minerals. Latex paint is water-based. Roll white paint over a dry stain and within weeks the discolouration migrates straight back through — sometimes it is visible before the second coat is dry.
The fix is a stain-blocking primer — shellac or oil-based — over the affected area, then paint. On any repair we do, that primer goes on as standard. If someone quotes you a water-stain repair without mentioning it, ask.
The right order, in one line
Assess → find the source → photograph → stop the water → dry the cavity → replace the board → seal → texture → paint.
